About this calculator

Occupancy rate is one of the three core metrics hotel revenue managers track daily, calculated simply as rooms sold divided by rooms available, expressed as a percentage. It measures how effectively a property is filling its physical inventory on a given night, independent of what rate those rooms sold at.

Occupancy is almost always read alongside ADR (Average Daily Rate) and RevPAR (Revenue Per Available Room, calculated as ADR × Occupancy Rate), because a hotel can hit 100% occupancy at a heavily discounted rate and still underperform a property running 70% occupancy at a premium rate. Hotel operators use the vacant-room count this calculator also reports to weigh short-term tactics like flash sales or channel-manager rate drops to move unsold inventory before the night is lost.
