About this calculator

U.S. and Canadian municipalities often express property tax rates in mills rather than a simple percentage — one mill equals $1 of tax for every $1,000 of assessed property value (i.e., 0.1%), a unit inherited from the Latin "millesimum," one-thousandth. Annual tax is then assessed value ÷ 1,000 × mill rate.

Local governments set mill rates by dividing their required tax levy (the budget they need to raise) by the total assessed value of taxable property in the jurisdiction, and a single property can be subject to several overlapping mill rates at once — school district, county, municipal and special-district rates all stack together into the total bill homeowners receive.
