About this calculator

Cost Per Occupied Room (CPOR) is a core hotel operations metric calculated as total operating cost ÷ number of rooms sold. Unlike revenue metrics such as ADR or RevPAR, CPOR looks at the expense side — housekeeping, amenities, utilities, labor and overhead tied to guest-occupied rooms.

Hotel operators track CPOR alongside occupancy and rate to see whether cost efficiency is improving or eroding as demand shifts, and to benchmark performance across properties or time periods. A rising CPOR at flat occupancy signals cost creep that pricing alone won't fix.
