About this calculator

In most real estate transactions, property taxes are billed annually or semi-annually, but ownership of the home changes hands mid-period — so at closing, the tax bill has to be split fairly between buyer and seller according to how many days each of them actually owned the property during that billing cycle. This process, called proration, ensures neither party pays for taxes covering time they didn't own the home.
