About this calculator

This calculator prorates a full month's rent by the fraction of the month actually occupied: daily rate = monthly rent ÷ days in that month, then amount due = daily rate × days occupied. Using the actual number of days in the specific month (28–31) rather than a flat 30-day assumption is what most leases and property managers require for accuracy.

Landlords use it to bill a tenant moving in mid-month or moving out before the lease term ends, and tenants use the same calculation to double-check that a move-in or move-out statement matches what they actually owe — a common point of dispute when a lease doesn't spell out the proration method.
