When a lease starts partway through a month, landlords typically prorate the first month's rent rather than charging the full monthly amount — you only pay for the days you actually occupy the unit. The standard method divides the monthly rent by the actual number of days in that specific month (28, 29, 30, or 31), then multiplies by the number of days from move-in to month's end.

This calculator runs that math automatically, which matters because using a flat “30 days” assumption instead of the real day count for that month produces a slightly wrong number — useful for tenants checking a lease's prorated charge and landlords or property managers generating a first invoice correctly.
