About this calculator

Prorated HOA dues come up whenever ownership of a property changes hands partway through a billing period — a home sale that closes on the 15th of the month means the outgoing owner shouldn't pay for the second half of the month and the incoming owner shouldn't pay for the first half. Proration splits the monthly (or sometimes annual) homeowners association fee based on the exact number of days each party actually owned the property.

Real estate closings routinely need this calculation to fairly credit and debit each party at settlement, and HOA-managed communities — condos, planned developments, co-ops — use the same logic for move-in and move-out dates. This calculator takes the full period's HOA dues, the total days in the period, and the number of days owned, and returns the prorated amount owed.
