About this calculator

Stamp duty is a government tax levied on the purchase of property, historically applied via a physical stamp on the transfer deed and today calculated (in this simplified flat-rate model) as duty = property price × duty rate, added on top of the purchase price to get the buyer's total upfront cost. Real-world stamp duty schedules are often tiered or banded rather than a single flat rate, but the flat-rate calculation captures the core arithmetic buyers need for a quick estimate.

This calculator takes a property price and a duty rate and returns the duty owed and the total cost including duty. Home buyers use it early in a property search to budget for this often-overlooked upfront cost alongside the deposit and legal fees, while conveyancers, solicitors, and real estate agents use the same calculation when preparing a client's completion statement or advising on affordability.
