A fix and flip is a real-estate investment strategy where an investor buys a distressed or undervalued property, renovates (‘rehabs’) it, and resells it for a profit within a relatively short holding period, often 3-9 months. The profit calculation nets the purchase price, rehab budget, and holding costs (loan interest, property taxes, insurance, utilities during the renovation) and selling costs (agent commissions, closing costs) against the expected sale price, while ROI (Return on Investment) expresses that profit as a percentage of the total cash actually invested — not the full purchase price, since flippers frequently use hard-money loans or other leverage.

House flippers, real-estate investors, and hard-money lenders use this math before committing to a deal, often applying the 70% rule as a sanity check: a maximum purchase price shouldn't exceed 70% of the after-repair value (ARV) minus rehab costs, leaving enough margin for the holding and selling costs plus a target profit. Because holding costs and unexpected rehab overruns are the two most common ways flip profits evaporate, seasoned investors run this calculation with conservative assumptions before ever making an offer.
