About this calculator

A broker fee is the commission a broker earns for facilitating a deal, calculated as a percentage of the deal value — but most brokerage arrangements, whether in real estate, freight, or M&A, set a minimum fee floor so the broker is still paid adequately on small transactions where the percentage alone wouldn’t cover their time and costs. This calculator applies the commission rate to your deal value, then checks it against the floor and charges whichever is larger.

It also reports the net amount left to the principal — the deal value minus whichever fee applies — the number a seller, shipper, or client actually nets after the broker is paid, which is the figure that matters when comparing offers or brokers with different rate and floor structures.
