About this calculator

In real estate wholesaling, an investor puts a property under contract at a below-market price and then assigns that contract to an end buyer — usually a rehabber or landlord — for a fee, without ever taking title to the property themselves. This calculator computes the assignment profit by taking the end buyer's purchase price, subtracting the wholesaler's contract (acquisition) price and any marketing, holding, or closing costs incurred along the way.

Wholesalers use this math before ever signing a contract to make sure a deal actually pencils out — the assignment fee has to be large enough to compensate for the time spent finding the deal and the buyer, after accounting for every cost, or the deal isn't worth doing. It's the core profitability check behind the classic 'find a deal, assign it, collect a fee' wholesale strategy.
